天河同創(chuàng)匯位于廣州天河區(qū)核心地段,原建筑功能布局已無法滿足當(dāng)代城市發(fā)展的需求。本次改造旨在通過功能重構(gòu)與空間優(yōu)化,將原有單一業(yè)態(tài)建筑轉(zhuǎn)型為 " 產(chǎn)業(yè)辦公+精品酒店+活力商業(yè) " 復(fù)合業(yè)態(tài)的現(xiàn)代化城市綜合體,提升資產(chǎn)價(jià)值與空間使用效率。


Located in the core area of Tianhe District, Guangzhou, the original building's functional layout could no longer meet the demands of contemporary urban development. This renovation aims to transform the single-use structure into a modern mixed-use complex integrating " Office + Hotel + Commercial " functions through functional restructuring and spatial optimization, thereby enhancing asset value and spatial efficiency.

改造前: 首層平面布局較為封閉,商業(yè)界面不連續(xù),人流動線單一

改造后:

  • 重新劃分商業(yè)布局,優(yōu)化店鋪進(jìn)深與面寬比例,提升商鋪?zhàn)饨饍r(jià)值

  • 增設(shè)酒店專屬電梯,實(shí)現(xiàn)酒店客流動線與商業(yè)客流的垂直分離

  • 增加外擺區(qū),延展商業(yè)界面至室外,營造活躍的街道氛圍

I. Ground Floor Reconfiguration — Activating Commercial Value

Before Renovation: The ground floor layout was relatively enclosed with discontinuous commercial interfaces and a singular pedestrian circulation pattern.

After Renovation:

  • Reorganized commercial layout, optimizing shop depths and frontages to enhance rental value

  • Added dedicated hotel elevators, achieving vertical separation between hotel guests and retail visitors

  • Introduced outdoor seating areas, extending the commercial interface to the exterior and creating a vibrant street atmosphere

  • Converted original office spaces into guest rooms to create a boutique business hotel
